Welcome to LEXXOTICA!!

Lexxotica is a fast-growing friendly estate, consisting of a residential area with a club/mall onsite. Perfect for work or play!! We strive to provide each and every renter with personal care and attention while maintaining their privacy.

NOTE: Premium account is not needed for renting land on Lexxotica. Any SL™ resident can rent land on Lexxotica and will NEVER be billed by Linden Lab® for land ownership.

Upon the renting of any plot on Lexxotica, you must IM a LexxCore™ Agent (Alexzandria Aeon, Erbo Evans or Lillindrial Kamachi) within 24 hours - Offline IMs go to our emails - to let us know about your rental (please include sim name, plot size and previous renter's name (if any)) so that we can proceed with the following:

1. Invite to LexxCore group
   This is where we send group notices, if any, to all Lexxotica renters. (You may create groups and deed your land to them if you so desire, a LexxCore™ Agent does not need to be a member of the group to deed the land.)
2. Tier (Rent) collection
   The weekly tier for the current land is specified in the Description field under 'About Land' (In case you can't find it there, you are advised to IM the previous renter or a LexxCore™ Agent to ask about it before renting). This tier is payable to LexxCore ONLY at the LexxCore™ Tier Terminal located in the Lexxistential Deviances Mall midway. Lexxotica plots do not count towards Linden Labs tier fees and you DO NOT pay ANY tier to Linden Lab for renting Lexxotica plots. You pay tier (rent) ONLY to LexxCore. You can pay for as many weeks as you want at any time, though the minimum is two (2) weeks at a time and there is no maximum payment amount. You can pay as far ahead as you want to and can afford to.
3. Paying of the LexxCore Tier Device located at the front of the Lexxistential Deviances Mall. Tier is due either weekly or monthy depending on how you wish to pay. Your tier must be on time or you will be evicted and your land reclaimed. Our tier needs to be paid on time to Linden Labs therefore your tier must be on time to us. If you are 48 hours late with your rent and have not informed a LexxCore™ Agent or made ANY attempts to rectify the situation, you will be evicted.

If you fail to IM a LexxCore™ Agent within the 24 hours from time of your initial rental, your land will be reclaimed and you will LOSE the initial payment.

The Covenant

Rental Agreement

Renting this land by paying the tier associated with it makes you the RENTER of this plot with FULL ownership rights including, but not limited to, TERRAFORMING and item placement. Resale of land plots are not allowed as you are NOT the owner just the renter of the parcel.

Residential Sim Rules

1. Respect your neighbours like you would want them to respect you.
2. Any skyhouse must be placed at least 350m up so that they don't block the view.
3. Leave some space from property lines while building. This makes the sim look better. We reserve the right to have any landowner move his builds further away from the property lines.
4. Also no Ban Walls are allowed period. For security we recommend a Psyke's Home Security orb deeded to the group containing the names of the LexxCore™ Agents (if deeded to group) or if not deeded the LexxCore™ Agents names still need to be on the Authorized list for land management purposes. Ban walls are unsightly and will not be tolerated. You may use the parcel ban list but no ban walls whatsoever.
5. No business (including but not limited to public-gathering places, clubs, casinos, stores or shopping malls) is allowed on residential sims. Business services can be provided though on residential sims, like having an office for meeting clients but no boards are allowed to be put up for sales or advertisements. Houses can NOT be put up for sublease, you are not the official landowner and therefore CAN NOT rent out the home. Homes found to have commercial ventures or found to be sublet will be given 24 hours to comply with the Covenant. Failure to comply will result in eviction of the tenant WITHOUT REFUND and estate ban.

Commercial Rules

(The ONLY Commercial areas are in the Mall located next to the club)

1. Respect your neighbours like you would want them to respect you.
2. Vendor rental boxes need to be paid in a timely fashion.
3. No laggy scripts or vendors are allowed in the mall. You will be asked to replace or remove any laggy items. Failure to do so will result in termination of your lease with no refund.
4. Commercial rent is paid to the rental boxes inside the Lexxistential Deviances Mall, NOT the LexxCore™ Tier Terminal. Tier/rent payments to the terminal will not be counted for mall stall rental.
5. Any 4096 rental parcel found to contain for sale or any other type of commercial items (i.e. yard sales, freebie vendors, or any other such items –See #5 under Residential) will result in the tenant being immediately evicted and the items returned as this is a blatant violation of the covenant of Lexxotica. There will be NO rental refunds granted to the evicted party and they will also be estate banned for this violation.

Reselling

Sale or Resale or subleasing of Lexxotica rental plots is NOT allowed as you are a renter of the plot and NOT the owner. LexxCore™ is the rightful owners of the Lexxotica plots and therefore the only ones with resale rights to the Lexxotica plots.

Warning: Any plot found to be up for sale, sublet, or operating a commercial venture will be reclaimed without compensation or refund to the renter. Violations of this covenant will not be tolerated.
